Seawinds Realty, Inc. is a real estate company located in Palm Beach County Florida. Our business is to save our clients money. We provide cash back rebates to customers who choose to do business through us.

ANSWERS FOR REBATE QUESTIONS

A1.What is a new home rebate?
In the price of a new home many builders and developers include a 3% commission to the representing real estate agent or broker (this real estate commission is already in the price you pay!). Seawinds Realty, Inc. returns up to 2% of the commission back to you the buyer. See some Sample Rebate Amounts.

Be aware that if you do not have a real estate agent on record with the builder, the builder retains that money that was designated for a real estate agent and you will not get a rebate. Please see the question below to learn more.

A2. How do I get a rebate?
You must register our brokerage company Seawinds Realty, Inc. and a real estate agent with Seawinds Realty, Inc. with the developer, salesperson or contact with the community. Provide our contact information immediately when you speak to a representative, pre-register for a community online or visit a community. Simply put, you are letting the developer know that you are represented by a real estate agent. Let us know if you have gone to reservation or contract.

A3. How do I start the process of obtaining a rebate?
A. Single family homes & townhomes - Locate single family homes and townhomes by using our Florida New Homes map to locate developers and builders in Florida. Their web sites provide all the communities that are currently available in your county of interest. Remember to follow the rules of question 2How do I get a rebate?” to register us.

B. Condos- Locate condos through our New Condo portal. Register for a community of interest and provide all of your contact information so we can pre-register you for the community. If you find a project on your own that is not in our site contact us.

A4. Do I pay more for my home or condo by being represented by an agent with Seawinds Realty, Inc.?
No, the developer factors a real estate commission into the purchase price you pay for your new home or condo. It does go down though when we give you up to 2% Cash Back! Example: Buy a home for $500,000 get up to $10,000 cash back. If you buy on your own without us, developers will not change the purchase price. Don’t make a $10,000 mistake!

The National Fair Housing Laws ensure that commissions paid to real estate brokerage firms by home builders has no effect on the purchase price of new homes or condos.

A5. Why is the rebate up to 2%?
The rebate is up to 2% based on individual commission structures offered by developers. For example we cannot give you a 2% rebate if the developer pays us a commission of only 1%. It is also based upon whether we have to meet you at the development to register you in person, how popular the project is and what is required by the developer on our part. On average the rebate is never less than 1% and usually 2%.

A6. When do I receive my rebate?
Typically you’ll receive your rebate when Seawinds Realty, Inc. receives payment from the developer at contract, ground breaking, closing or a combination of all.

A7. How do I know I will receive the Rebate??
We are obligated to pay the rebate under our terms to you because we are licensed Real Estate Brokers and Realtors governed by the Florida Real Estate Commission and a code of ethics. REMINDER! We must be representing you as the registered brokerage company and agent on record and have a brokerage relationship disclosure signed by you. Also see questions 1 and 2.

ANSWERS FOR BUILDERS OR DEVELOPERS

A1. What is a Builder's fee?
Most developers/builders charge a closing fee between 1.5% and 1.75% to cover the cost of Florida Documentary Stamp Taxes and Title Insurance.

A2. How long will the construction take?
There are several factors in determining the estimated construction time. Please ask the developer.

A3. Are there any investor restrictions?
Some developers do not allow investors or indicate that a property must be owner occupied for a specified period of time, 1-3 years.

A4. How much money do I need?
Ask the developer what kinds of deposits are required to reserve or purchase a home.

A5. How long do I have to terminate of a contract?
When you are under reservation for a condo or home you can cancel any time. You are not under contract. All deposits will be returned.

A: Condo Under Contract
If you are under contract to buy a condo you have a 15 day right of rescission. You can back out of your contract within that amount of time.

B: Single Family Home Under Contract
Once you are under contract you can lose any deposits or down payment money you have made to the developer.

A6. Can I assign my contract or sell before I close?
Some developers allow you to assign your contract over to another buyer before you close on your home or condo. There may be a fee charged to do this. You should find out how much it is.

A2. I’m on the list or I’ve pre-registered for a community, now what?
If we have pre-registered you for a project or put you on a list for more information the following scenarios will unfold.

1. It may be months before you hear anything. If we pre-register you the project may be 6 months away from going to reservation or contract. Try to be patient!
2. The developer will notify you when more information becomes available. (Make sure to tell them you are represented by us to get your rebate.)
3. We will provide contact information for the project so you can get further information.

A3. What should I do if I call a community on my own to secure my rebate?
Introduce yourself and let the developer know that Seawinds Realty, Inc. and our agent referred you and that we will be representing you in your purchase. Present our contact information and make sure that you email or call to give us the details as to whom you spoke to and the community you visited.

A6. What if I’m a broker or agent?
A. Florida brokers or agents
You do not want to pre-register through us PERIOD! If you are licensed in Florida and pre-register through us you will lose YOUR commission on the community. We will be offering information to other brokers soon. Please check the communities. We will be adding a link for you soon.

B. Out of Florida brokers or agents
If you are a broker or agent in another state you may pre-register through us. Since you will only get a referral fee from the developer, in most circumstances you will save more money pre-registering through us.
